Several weeks ago, we here at the podcast had on as a guest Dan Gustine from Peacock Keller to discuss the nuisances regarding the legal ownership of a duplex. This episode is a follow-up episode from that conversation with Dan several weeks ago. Today, we will discuss many of the other factors to consider if you are an investor looking to purchase duplexes or other multi-units as investment properties and whether or not it’s a good investment to purchase or not.
TALKING POINTS (3-5):
- Introduction
- Can you purchase the whole multi-unit? Is the property zoned for multi-unit use?
- Are the units currently rented? What is the condition of those units?
- Are all of the tenants current with their rent?
- What is the cash flow for this particular property?
- What is the return on the property?
- What costs are the responsibility of the landlord? What costs are the responsibility of the tenant?
- Utilities
- Interior and exterior maintenance
- Cleaning
- Are the utilities split?
- What are the conditions of the of the major systems (i.e. is there knob and tube wiring)?
- What do the amenities and shared areas look like (i.e. parking lot, laundry area, main lobby, etc.)
- Final thoughts
