T’was the night before closing and all through the house, not a creature was stirring, not even that crap you were supposed to remove from the house before tomorrow’s closing! Today, we are talking to all of the sellers out there and which items in your home that are appropriate to leave for your new buyer and which items absolutely must go before closing day!
TALKING POINTS (3-5):
- Introduction
- What items are good to leave in the house after closing?
- Items agreed upon in the sales contract!
- Paint for touchup (only if that color still exists on the walls in the home)!
- Small amounts of renovation material
- i.e. additional roof shingles, leftover flooring or tile for the renovated bathroom, etc.
- Owner’s manuals & warranty information
- Parts to existing equipment or systems in the house
- i.e. air filters for the furnace, window screens, firewood, fireplace tools, etc.
- All keys and garage door openers
- A small present
- i.e. champagne, a bottle of wine, etc.
- What items should you NOT leave in the house after closing?
- Large personal items that you didn’t want to move
- i.e. furniture, exercise equipment
- Items in the shed or workshop area
- Food
- Dust and dirt
- Houses being sold AS-IS or as a foreclosure will be an exception to this rule!
