Episode 34 : should you shift with where the market is | Featuring Kristine Zelazo
I am located in Hollywood, FL, which is a 5 minute drive from Sunny Isles (Miami). So I am really more like a suburb of Miami Beach. I started getting involved in real estate in 2008 by buying and flipping short sales. In that time frame, most of the investors and real estate agents were all going after REO's. I wanted to do something different than most people were doing. I was known as the "Short Sale Gal" and many of my leads were from other investors and real estate agents and well respected within the Miami area community. I even wrote a book on Short Sales. I got my real estate license in 2013 when the short sales were drying up and I realized that I needed to make a shift. Once I got my license, I hung it with a 100% brokerage not realizing that I got what I paid for at the time. I never received any training or leads and I was on my own without any direction. I was really struggling until I joined Craig Proctor Coaching in December of 2019. My income increased after joinging CP even though it was in the height of COVID. Many of the buyers were not qualified due to loss of job and reduction in hours so I focused on getting listings. Real estate was my full time business and there was no room for failure. I moved up to Platinum in 2020 and my revenue increased even more once I joined Platinum. I continued to focus on listings and continued to implement new CP methods. I joined Titanium in 2022 and opened up a YHSGR this year. This year has been my best year since I got into real estate and my goal is to make Quantum Leap. To replace "The Short Sale Gal" I have been known as "List with Kris because Kris has the Buyers" and Your Home Sold Guaranteed or I will Buy it. 90 Percent of my transactions have been my listings since 2020. I have received a few calls on new defaults within the last 30 days from investors. The "subject to" scammers (people offering a few thousand in exchange for the Deed so they can evict the previous homeowner and rent out the property until it goes to auction) are coming out again. I met with a homeowner that was offered $3,000 in exchange for her Deed. I sat down with her with a Net Sheet to determine equity after mortgage payoff and closing costs and she had over $60,000 equity left in her house. She signed the listing agreement with me immediately and told me that she is so relieved and now she can sleep at night. It is so important to shift with where the market is. I am already seeing longer days on market and price drops, in addition to more inventory. This market is like a plane with engine failure. On a side note, I want to thank Craig and Todd for everything they do. They have really helped my business grow. I cleaned house with my previous brokerage because my agents were not coachable and doing more harm than good. in addition, I now have higher standards when it comes to recruiting and creating a new office culture. They truly care about the members and it shows that they love what they do. I am donating a portion of my commission to HOMES, which is a non profit that finds affordable housing and job training to the people that age out of the foster care system with nobody to turn to once they turn 18.
