In this episode, we discuss how the tide appears to be turning in favor of the Singapore REITs, as their leveraged business model which worked against them when interest rates were rising, are now less of a disadvantage as rates approach a peak. Our more positive sector view is qualified by the observation that rates - while plateauing - are nonetheless expected to remain high, crimping distribution growth. We have a preference for the retail and new economy industrial REITs in the current climate.
