Translation: "Jason Lee: So we brainstorm like six follow ups that you guys are struggling with or have encountered. You don't know how to, how to combat. But before I do that, let's just like, have like a refresher on like how to start the call. I've heard your phone calls. I've heard everyone's phone calls, but I think something you can do a lot better is like the first two seconds of a call are the most important. I think you could have like a lot more enthusiasm when you're starting a call. Like if you start a call bland, like the other person is gonna match your energy. So if you're like, oh, hey, it's Brian, call about your property over here. They're like, oh yeah, whatever, fuck you click, right? So you gotta really hammer the first two words. It's like, hey, Brian, that's like the most important thing that really starts to call on a good note. If you say it with enthusiasm, the other person is gonna be like, oh, like this guy might know me or oh, like this guy, you know, wants to talk to me because you're interrupting their day, right? Like put yourself like the property owner, shoes, like your property owner is probably like a CEO of a company owns a lot of properties. He's busy as shit. He's probably going to work or talking to employees or in a meeting. He gets a phone call from you. Like it better be short to the point and enthusiastic. That's like the first thing I would say. I didn't like what the sales coach said about. Like, do you have anyone else looking at? That's more like Rey stuff. So I think I said that because he said, and how to, how to go like, oh no, no, no, no, it's good. That should be your last note. Yeah, it should be your last note because like who if a stranger calls me on one of my properties and they go, hey, do you know someone looking to buy or sell? I'd be like, who the fuck are you? Like, I don't know you like click, you know what I mean? So you gotta build rapport in the first four seconds as best you can. And that's what enthusiasm and with something of value, I think if you have something in your sub market that you can offer, like if you're calling Imperial Beach or Miramar and you have a space for lease or you have a property for sale that you have off market that you're working on or a new listing that you have coming up. You should always lead with that because instead of asking for something, you should always offer something. So you got to give them an offer before you make the ask if you ask them to sell, you're asking them for something. Tom Hobin, like a huge alcohol owner who is like a client of mine. "
