Episode #21. As a real estate trusted advisor how well are you at articulating your value proposition?
In this episode Michael Fanning talks with Jared Foster about the Ninja Five Points of Value. Jared and his wife Alexis are Windermere real estate agents in the Windermere Ft. Collins office in Colorado. Jared was able to take the 5 points of value that 2 days prior his broker Eric Thompson had shared in their office hour of power. Jared had a tuff seller who was grilling him on why they should pay him to list their home. I'm sure a situation we have all found ourselves in at one time or another. Listen to the response he received when he was able to effectively articulate his value. Too many times we tend to complicate this business. As a real estate trusted advisor, you need to be able to articulate the value you bring to the table along with following through to provide a higher level of services to your clients. Below are the five points Jared used.
ENHANCE HOME VALUE
We'll walk through your property together and I'll show you ways to enhance the value, so you get top dollar for it.
PRICING STRATEGY
I'll help you with a pricing strategy - not pricing it too high so you scare buyers away, or too low so you leave money on the table.
MAXIMUM EXPOSURE
My marketing plan will give you maximum exposure, so we attract more buyers and more contracts. The more buyers and contracts you have, the higher your property will sell.
NEGOTIATE THE BEST CONTRACT
I'll help you negotiate the best contract. Negotiation is an important skill in any market.
TRANSACTION MANAGER
I'm your transaction manager. There are a lot of moving parts. My job is to handle those parts, so your contract closes on time.
