Before he started Clopton Capital, Jake traded interest rate hedging futures. He worked with the largest participant in the Eurodollar futures market (LIBOR) and gained extensive and unique insight into interest rate markets and commercial finance.
With changes in the market, he looked to start a new business to access capital for commercial businesses. He did not have a background in real estate, but he just started making phone calls. He built his network and used that to build his business.
For real estate investors, should they consider commercial lending as opposed to residential lending, such as a portfolio loan? This will let them get access to more capital. But there are limitations–the portfolio becomes locked. But there may be release provisions, and there may be significant costs in prepayment penalties, and there is no way to put something else back into the portfolio. There are important terms, ratios, and considerations for commercial loans that lenders can help you understand so you can be successful.
