If you are investing in a multi-family property you get multiple rents, while mitigating the risks over having 1 door to collect rent on.
The other advantage of having a multi-family like a 6 plex or more is that the way you get financing changes as well, when you have a single family home your qualification is based on you and your ability to pay.
