Get Full Service From Your Real Estate Agent or Go Out and Get a NEW Agent! - Market Tuesday EP_14
It's remarkable that I even find myself saying this but when you hire a real estate agent to go out and help you with either finding a new home or selling your current one you expect them to provide full service or be clear about it from the start.
I have talked to many home owners and had them ask me questions about things that their agent should have been already able to help them.
As a real estate agent part of our duty is to not only help our clients find or sell their home but be able to provide pre and post sale service. I strive to over deliver on expectations and I would think that others have the same goal.
I came across something last week and this particular story could be innocent as the home owner may have not even mentioned it to his agent, but still part of the job is to follow up and ask if everything is ok.
I was sitting inside a Tim Hortons, having my coffee and updating my paperwork, someone stopped in front of me and asked if I was an agent, I naturally said yes. He then asked if I happened to know if there was any short term rentals in the area, he had sold his Mississauga House and it closes in August but the renovation on his new home in Grimsby won't be complete until end of December. He had some issues when he went for the permit and it delayed him, now he's far enough behind that he is certain he won't be able to finish before the Mississauga home closes and he has to leave.
I am always delighted to help people when I can, but I go to think to myself after, where was his agent through all of this? If he has a different agent for Mississauga than Grimsby it's entirely possible, being that agents should focus on the areas they know then where was the Grimsby Agent? If the Mississauga agent did the buy and sell, that's actually worse. Two commissions earned and he has to ask someone else for help.
To be clear, it's possible that his agent has no idea and the home owner kept quiet about it. In this circumstance I don't know the entire detail but this isn't the first time I have come across something like this. When i see the Buy and Sell, agents are fighting for the client, the minute a person needs the lease it becomes ghost town. If you don't take on leases I get it, but where's the referral to someone who does? If you got two commissions from this guy, could you not just sacrifice for this one being you did do pretty well and got loyalty from him? This particular case may not be this problem but I have seen agents in the past not do their full service because it was something they didn't have interest in.
Lastly, where was the agents follow up? Even if this case was not his fault, had the agent not followed up to see how things are going, if he's prepared for closing? If a person provides full service and follows up with the client, I am sure this question would have come up.
Where I am going with all this is that not all agents are the same and doing your due diligence is definitely important. I recommend you interview 3 agents before deciding who to go with to see how they react and try to earn your business and to make sure that you get the quality of service you are expecting.
