Today, we tackle one of the greatest debates in real estate history – should I sell my home vacant or furnished? This is a question almost every realtor gets asked by almost every seller out there looking to put their home on the market. Today, we talk about some of the pros and cons of selling your home furnished vs. some of the pros and cons of selling your home vacant!

- Introduction
- With furnished homes, you can get a feel for what can fit in a certain space
- Vacant homes have rooms that can feel small without any furniture in the room for a comparison
- With vacant homes, you see EVERYTHING (i.e. indents in carpet, nail holes in wall, scuff marks on the walls and floor, etc.)
- With furnished homes, you know exactly which room is which
- This is particularly important for newer homes with an open concept
- With vacant homes, your stuff is already moved out and you’re not fighting a closing deadline whereas furnished homes need to be emptied prior to closing
- However, it is important to note that this also means your “stuff” has to be relocated to somewhere else (i.e. storage, new home, etc.)
- With vacant homes, no chance of negotiating chattel
- Important to note that realtors are not in the business of selling personal property
- With vacant homes, buyers can envision their own stuff more easily
- However, furnished homes can give off a warmer vibe and make the property look and feel more homey
- Vacant homes can be shown quicker
- With vacant homes, you are still responsible for the property, including the cost of maintaining the home, until the day of closing
