When you’re working with a financial advisor to invest, you’re really buying products; so, it’s not true investing. It’s important to be wary when you make these “investments”, because oftentimes, the financial investor isn’t even familiar with what they’re selling. As the person doing the investment, it’s important to consider all the things that you have coming up in your life, and finding someone with a good track record and proper credibility for dealing with other people’s money.
[19:47] Don’t Rely on Liquidity
Market fluctuations can cause you to lean too much into greed or fear and make illogical decisions, making liquidity a dangerous avenue. Being able to stand firm amidst all the market changes and be disciplined in your decisions is extremely difficult, which is why trading is so hard. Having something more secure that can’t be sold with the push of a button can make you stay disciplined and moderate your investments more securely.
[34:10] It’s not location, it’s what can be done that isn’t currently being done.
When investing in real estate, throw out the old adage of location, location, location. It’s what can be done at this location that isn’t currently being done. Real estate is a business, not an asset class. The best operators know how to find a dilapidated property, buy it at a good price, and drive up the net operating income (NOI) to make it into a great investment.
