This episode is all about how to find Buyers for your creative financing deals, and we go in depth on finding and screening Owner Occupant Buyers specifically. If you find a house that is in fairly good condition and your cash price would be too low for the Seller but they are open to terms, then consider wholesaling the home to an Owner Occupant… someone who has a down payment, and makes enough income but has credit challenges due to a past medical problem, divorce, job layoff etc.
We give some incredible resources for screening Owner Occupants such as Rentler.com, Zillow.com and MySmartMove.com, and what criteria we look for including chronic credit issues, criminal history, income verification, and proof of funds. Additionally you should be working with a mortgage broker and have them do preliminary underwriting on your prospective Buyer to see if they can qualify for a mortgage in the next 1-3 years.
