In this episode Inutu shared her knowledge of the Zambian market and the trends she has seen over the years.
She shared the challenges for real estate investors in Zambia:
- People believe the wealth is in the land, so they don't like buying houses, they prefer to buy land and build for themselves
- The mortgage market is still relatively new and only people in their mid-forties and below get mortgages
- Interest rates on mortgages can be as high as 28%
- Monthly mortgage repayments can go up to 40% of monthly salary
- Off plan purchases haven't taken off in Zambia because the banking structure doesn't support this
There are also some incredible benefits to investing in Zambia:
- The market is still relatively new and untapped
- Real estate has constant capital appreciation. About 10 years ago land was appreciating at 10% year on year, it's now slowed down to 3% year on year
- AirBnB is only just taking off so there are opportunities with that
- Transfer of property and land can take less than a month
This has been an eye opening episode and has got us seeing even more opportunities and gaps in the alternative funding niche in other countries.
